This regulation plan comprises a relatively large redevelopment area with potential for land reclamation. A sound community upgrade with a combination of residential, commercial, sports, cultural and office spaces is planned, as well as ensuring the continuation of some light production, storage and various community functions. Important elements in the plan are the waterfront promenade from the city centre to the southern end of the Island of Tromsų (Sydspissen), the reclaimed coast/land border, and the redevelopment of the Haako building through the Sydspissen Arena project. Sydspissen Arena involves improving sporting and other facilities to accommodate residents of all ages. Strandveien and the waterfront promenade (which binds the community together and connects it to the city centre) is immediately accessible and the upgrade and implementation of these key infrastructure elements give the project a duality.
